Oh, 100% referrals, I've every business I've ever

been in or run. I'm just not a cold call person. I'm not a go

Joanne Bolt:

out and just hunt business person, I may form

Joanne Bolt:

relationships, girl and let the business unfold through that.

Joanne Bolt:

what probably what I loved about you in the

first place. Tell my audience a little bit about you, Joanne,

tell us, you know what you do now and maybe even how you got

Janice Porter:

there would be kind of fun. Sure.

Joanne Bolt:

So my name is Joanne bolts. I'm in Atlanta,

Joanne Bolt:

Georgia. I started my career 20 plus years ago, we won't really

Joanne Bolt:

talk about how long ago as a real estate agent, which is

Joanne Bolt:

where I learned to perfect the art of the referral based

Joanne Bolt:

business. During that time. I also ran sorority recruitment

Joanne Bolt:

nationally for my sorority, where I taught other women how

Joanne Bolt:

to talk to people in a great referral kind of way to get them

Joanne Bolt:

to join the sorority. And then in COVID, year 2020 2021, I

Joanne Bolt:

shifted into the online world of podcasting, and started to share

Joanne Bolt:

my gifts and my joy and my story through the art of podcasting.

Joanne Bolt:

And then really just learned that, you know, at the end of

Joanne Bolt:

the day, podcasting is another form of referral based business.

Joanne Bolt:

And so it was a natural flow for me. And that is what I'm doing

Joanne Bolt:

now is I host the B word podcast, and I have a community

Joanne Bolt:

called podcast her.

Janice Porter:

Fantastic. So I have to first of all, ask, what

Janice Porter:

sorority were you in Sigma Kappa? Wouldn't that have been

Janice Porter:

weird if we were in the same sorority?

Joanne Bolt:

What were you in alpha C? O Alpha fee? Yeah, I

Joanne Bolt:

was at the University of Georgia. So we had I think, 20

Joanne Bolt:

of 26 National sororities. And then when I ran it, nationally,

Joanne Bolt:

I joined the, you know, I joined the, you know, the head, like

Joanne Bolt:

the team, for the National recruitment team, and I'd be

Joanne Bolt:

bopped all across the country, going to various chapters that

Joanne Bolt:

we have that were struggling and helping them and struggle.

Janice Porter:

Interesting. And that would be another whole

Janice Porter:

topic someday, because sororities I'm in Canada, right.

Janice Porter:

And I think it's run a little bit differently here. But I

Janice Porter:

didn't realize that I know how huge that the Greek organization

Janice Porter:

has been in university. So I just wondered if it still is,

Janice Porter:

you know, today with everything different the ways,

Joanne Bolt:

certainly not what it was, but I think it's still

Joanne Bolt:

as powerful. It just looks a little bit different. Yeah,

Janice Porter:

exactly. But I think the whole thing about

Janice Porter:

anything like that is joining something to belong to be part

Janice Porter:

of the campus to be part of something whether it's, you

Janice Porter:

know, some people need it, some people, it's a leadership thing,

Janice Porter:

whatever. Anyway, with this, another whole topic. Let's talk,

Janice Porter:

let's talk about, actually, I have to read this, if you may,

Janice Porter:

because so far, it speaks to your sense of humor and what I

Janice Porter:

love about your Southern way, okay, because I'm so not, I'm

Janice Porter:

like the North. I have a friend in Georgia, who lives in a small

Janice Porter:

town outside Atlanta, I think, as well. And I see her all the

Janice Porter:

time at at SendOutCards conventions, and I follow her,

Janice Porter:

you know, her things on Facebook and stuff. And I just love to

Janice Porter:

listen to her talk because she has some great expressions. And

Janice Porter:

I'm sure that you do too, just because of being in the south.

Janice Porter:

So this is what you said. I love the hat. Mom, I wear it proudly.

Janice Porter:

I laughing I laughingly say I'm snarky, and I am a little

Janice Porter:

sarcastic. A little sweet. A little. Well, Beth Dutton. And

Janice Porter:

of course, I know who she is on Yellowstone. For those of you

Janice Porter:

who don't know, and Rebecca Well, love her TED lasso, best

Janice Porter:

character on the show, all rolled into one. And I just love

Janice Porter:

that you have put that together there because I think it's so

Janice Porter:

cool. And so the transition from being a realtor to being a

Janice Porter:

podcast, your podcast host, but your podcast trainer as well.

Janice Porter:

You teach other people how to start podcasts. Am I correct?

Joanne Bolt:

I don't necessarily teach them how to start it. I do

Joanne Bolt:

that once a year in a boot camp that I do. What I really do is I

Joanne Bolt:

help them take that Little podcasts that they may or may

Joanne Bolt:

not have started and turn it into a marketing machine for

Joanne Bolt:

their business. That's right. Because what I have learned

Joanne Bolt:

throughout the years is a in a business, you have to market B

Joanne Bolt:

relationships, no pun intended role in the form of marketing

Joanne Bolt:

for your business and see a podcast rolls all that into one.

Joanne Bolt:

Yes,

Janice Porter:

now. Okay. It's been a while since we spoken

Janice Porter:

and, and I remember in listening to a couple of your episodes,

Janice Porter:

that was something that oh, yeah, I watched how you, you've

Janice Porter:

done little mini episodes, many topics that you've put into like

Janice Porter:

a special edition of your podcast that I've never even

Janice Porter:

thought about before. So I thought that was really

Janice Porter:

interesting. And so you've got some great ideas around how to

Janice Porter:

make it really, in some cases, a person's actual primary

Janice Porter:

business, right? The podcast is the primary this

Joanne Bolt:

I mean, that's the ultimate goal, right, is to get

Joanne Bolt:

that podcast to where you don't have the other business or your

Joanne Bolt:

other businesses running on autopilot. And really, you're

Joanne Bolt:

just podcasting. I say, just out of my language. Yeah. You're

Joanne Bolt:

podcasting is the main marketing median, to bring in the revenue

Joanne Bolt:

into your world.

Janice Porter:

Yeah. Which is so fun, because it's just I love

Janice Porter:

talking to people and interviewing people. Now. In

Janice Porter:

your case, I know that you do a lot of solo episodes, correct?

Joanne Bolt:

I do. I really, what I have found through the

Joanne Bolt:

years is I love to talk to people. I also love those quick

Joanne Bolt:

hits that dopamine rush of getting a little bit of

Joanne Bolt:

information that you can quickly implement into your business.

Joanne Bolt:

And that's something people ask me for all the time. So I do

Joanne Bolt:

some solo episodes where I just give you one to three tips on or

Joanne Bolt:

how to or something you hadn't thought about to take an

Joanne Bolt:

implement into your business and you can listen to them in 20

Joanne Bolt:

minutes or less, and then die then on your own.

Janice Porter:

How many podcasts Do you listen to in a week?

Joanne Bolt:

Oh my gosh, I think I have 20 on my regular

Joanne Bolt:

rotation. And then I bebop in and out of other ones. So my

Joanne Bolt:

kids always laugh because the other moms in carpool line are

Joanne Bolt:

picking their you know, kiddos up from school and they're

Joanne Bolt:

listening to country music or Christian music or whatever, you

Joanne Bolt:

know, sports talk, I am on listening to podcasts all the

Joanne Bolt:

time. And it's it's gotten to where even my my daughter? Yeah,

Joanne Bolt:

she'll grab, you know, she'll get into the car sometimes. And

Joanne Bolt:

she'll be like, Ah, you're listening to Stacy brown Randall

Joanne Bolt:

again. Or oh, Jenna Kutcher, because she knows like, I

Joanne Bolt:

listened to some of that same podcast over and over and over

Joanne Bolt:

again. Because you feel like you know, these people, they become

Joanne Bolt:

a part of your world. And so I just need to listen to my girls.

Joanne Bolt:

Yeah.

Janice Porter:

I love it. That's so true. I've actually gone off

Janice Porter:

on a tangent myself. And I'm not listening to any what I would

Janice Porter:

call educational podcasts for me at the moment I'm I'm just, I

Janice Porter:

don't know, I think I'm almost finished all of the episodes

Janice Porter:

that are there on smartlace.

Joanne Bolt:

Do you know that well, so I think for me, I am

Joanne Bolt:

very likely in my home to have music play and throughout the

Joanne Bolt:

house all day long. Yes. But when I'm in the car, I'm either

Joanne Bolt:

going to listen to a book on Audible. And when I discovered

Joanne Bolt:

how much I love to listen to a book on Audible, it was pretty

Joanne Bolt:

natural for me to move into the Now just listen to podcasts that

Joanne Bolt:

are educational. One of my girlfriends is really big into

Joanne Bolt:

listening to true crime. I haven't quite gone that route

Joanne Bolt:

yet. But maybe on the next long car ride trip. I will.

Janice Porter:

Yeah, I've listened to a couple of those

Janice Porter:

that were quite interesting. And I think because I had a period

Janice Porter:

in time when I was reading True Crime books and and rural and

Janice Porter:

she was amazing. And so I started I've listened to a few

Janice Porter:

true crime. But um, what about a con artist? That was amazing,

Janice Porter:

actually. Yeah.

Joanne Bolt:

Be interesting.

Janice Porter:

Yeah. Con artists. They're fascinating

Janice Porter:

because they're so smart. Because they're able to con you.

Janice Porter:

They're just so smart. Anyway, so that's a sideline, but I know

Janice Porter:

there's so many podcasts, right. There are so many podcasts, but

Janice Porter:

there's, you know, do you do you notice and I guess I'm going

Janice Porter:

this route because I'm interested in podcasts too, of

Janice Porter:

course and I love podcasting. Do you can you right away tell if

Janice Porter:

it's good or not good. When you start listening to a podcast?

Janice Porter:

Oh, yeah. So what? Yeah, by what by the just the tone of the, the

Janice Porter:

questioning or the tone of the the voice that the hosts have. I

Joanne Bolt:

love it. Yeah, I think a lot of podcasters don't

Joanne Bolt:

really realize because they sit oftentimes in our homes in a

Joanne Bolt:

studio. We're not live so we're talking into a microphone, or

Joanne Bolt:

we're talking like this on a zoom. And they don't realize

Joanne Bolt:

that sitting up up, having that energy, bringing everything

Joanne Bolt:

you've got as if you were on a stage doing a keynote talk is

Joanne Bolt:

really critical. Yeah, it's less for me about the quality of your

Joanne Bolt:

recording. I will give someone a lot of grace if I listened to

Joanne Bolt:

them the first time. And the recording is echoey. Or, you

Joanne Bolt:

know, they're struggling with their microphones, because

Joanne Bolt:

chances are, they don't know yet how to make it better. And or

Joanne Bolt:

they're just having an off day on their equipment. We've all

Joanne Bolt:

had that. So I will give them grace on that. And then keep

Joanne Bolt:

listening to see if I like the quality and the tone and what

Joanne Bolt:

comes out of the episode. But I can quickly tell you, I mean,

Joanne Bolt:

probably in the first two minutes of listening to someone

Joanne Bolt:

if their energy is one I want to listen to if I mean, honestly,

Joanne Bolt:

this sounds really bad, but I've had people not listen to me

Joanne Bolt:

because they don't like my southern accent. And that's

Joanne Bolt:

fine. How can they not like that, but I mean, that's fine.

Joanne Bolt:

There's, there's people whose voice tones I don't like either.

Joanne Bolt:

And you have to think about podcasting, like developing that

Joanne Bolt:

friendship, that relationship. If you really just emotionally

Joanne Bolt:

do not enjoy listening to them, you're never going to dive into

Joanne Bolt:

what they're saying and how they're saying it females will

Joanne Bolt:

click off and go on to a different podcast. So yes, I can

Joanne Bolt:

tell very quickly for me, whether I like a podcast or not.

Joanne Bolt:

And

Janice Porter:

do you find yourself? Or does it matter if

Janice Porter:

you're listening to one that's an interview, or one that's just

Janice Porter:

the host talking, it really

Joanne Bolt:

is all about what I'm there to hear and the value

Joanne Bolt:

that I'm getting from that podcast. And a lot of podcast

Joanne Bolt:

hosts, you know, they start their podcast, because they just

Joanne Bolt:

want to talk about stuff where they want to like sell into

Joanne Bolt:

their business. And I think that we often forget that the podcast

Joanne Bolt:

is not about us as the host. It's about the listener and what

Joanne Bolt:

they need to hear and what they need to get and the relationship

Joanne Bolt:

they need to build with you. And so if your relationship you need

Joanne Bolt:

to build with them comes from bringing in guests, experts,

Joanne Bolt:

showcasing great stories through interview telling, then do an

Joanne Bolt:

interview type podcast, if what they need to get from you is

Joanne Bolt:

your expertise and what you know, and the tips and tricks

Joanne Bolt:

that you can bring into them. Then I say do solo episodes or

Joanne Bolt:

do a combination. As long as you're pretty consistent with

Joanne Bolt:

how you're doing your episodes and people know what to expect,

Joanne Bolt:

then you're okay. What I don't want to hear is someone who one

Joanne Bolt:

day does a solo about fitness and the next day has a guest

Joanne Bolt:

expert about dog training and the next day does a solo about

Joanne Bolt:

you know clothing shopping like I have no idea what what you're

Joanne Bolt:

talking about. And so I don't have a reason to stay tuned to

Joanne Bolt:

you.

Janice Porter:

Right. Very good point. Absolutely. I say gonna

Janice Porter:

say I lost my train of thought. Oh, yes.

Joanne Bolt:

And for me, a lot of times it does come back to

Joanne Bolt:

just what are you feeling when you're listening to it? You

Joanne Bolt:

know, I listen to Jenna Kutcher, the gold digger her podcast a

Joanne Bolt:

lot. Is Jenna teaching me anything in her episodes on

Joanne Bolt:

Pinterest? Probably not. I am quite the Pinterest person

Joanne Bolt:

myself. Is she teaching me anything when she's talking

Joanne Bolt:

about building an email list? Probably not. But her tone and

Joanne Bolt:

the way she talks to you feels like I've got a business bestie

Joanne Bolt:

in the car next to me, and we are discussing business tactics

Joanne Bolt:

together. So I'll listen to her.

Janice Porter:

That's a that's a an asset for sure that she has

Janice Porter:

developed

Joanne Bolt:

very well. Absolutely. Great storyteller.

Janice Porter:

Yeah. And there's the key right there, right.

Janice Porter:

Being a storyteller. I find that for me. I like to hear from my

Janice Porter:

audience. People that I know will give me feedback, right?

Janice Porter:

And they'll tell me and, and this episode was great, because

Janice Porter:

or this episode lacked a little bit because or whatever. And,

Janice Porter:

and I like that, because they're all different. And it's all

Janice Porter:

actually based for me on how I'm feeling, but also how I connect

Janice Porter:

with the guests. And I have had situations where I didn't know

Janice Porter:

the person and I really didn't know how to get past that

Janice Porter:

initial piece with them even. Even though and I always do

Janice Porter:

this. I don't like to go blind into a podcast. I like to have

Janice Porter:

met the person at least once. Just to get a sense. Yeah, you

Janice Porter:

too. Yeah. I think that's important. But I always want to

Janice Porter:

make sure that I can spotlight you spotlight the guest because

Janice Porter:

that's what I want you on here so I can share your zone of

Janice Porter:

genius with my audience as well. Because I think that's

Janice Porter:

important. And that's part of what I'm doing. I want people in

Janice Porter:

my world to meet the new people in my world, I think because I

Janice Porter:

think I can connect people and that's what I love to do. In

Janice Porter:

fact, I just remember that I was going to connect you with

Janice Porter:

somebody and I haven't yet so that I thought you should meet I

Janice Porter:

remember the last time we talked. So how do you feel

Janice Porter:

about? And you don't have to know names needed here. But how

Janice Porter:

do you feel about podcasts that because I think I'm doing one

Janice Porter:

this week as a guest podcasters who have specific the same

Janice Porter:

questions that they ask every single time.

Joanne Bolt:

You know, it's like, Okay, roll with me on this

Joanne Bolt:

analogy. It's like buying jeans. At the core of it, a pair of

Joanne Bolt:

jeans is the same from every single brand, at the core of it.

Joanne Bolt:

But I might like the way that one particular brand fits versus

Joanne Bolt:

another particular brand. Or I might like the price point of

Joanne Bolt:

the gap versus the price point of free people, as accompanies

Joanne Bolt:

right. Podcasts are very much the same way. So for me

Joanne Bolt:

personally, if you're getting into interviewing, and it is the

Joanne Bolt:

same format, and it is the same questions every single time,

Joanne Bolt:

just a different person answering them, I might listen

Joanne Bolt:

to one or two, and then I'm out. I'm not interested any longer.

Joanne Bolt:

However, much like jeans fit everyone differently with the

Joanne Bolt:

different brands, there's a different flavor for everyone.

Joanne Bolt:

If your ideal listener is someone who likes the structure,

Joanne Bolt:

they like knowing that you know what's going to come next,

Joanne Bolt:

what's going to come next how long your episode is going to be

Joanne Bolt:

when you know, they like that order to things and what you're

Joanne Bolt:

answering is fulfilling their ultimate reason why they're

Joanne Bolt:

listening. It's a great format. If you as a host or someone

Joanne Bolt:

who's not a good refer, you really need to follow predawn

Joanne Bolt:

stuff, then, then that's the right format for you to take

Joanne Bolt:

because you can be consistent and comfortable when you're

Joanne Bolt:

doing that. No, I will tell you because I'm more of a off the

Joanne Bolt:

cuff. Give me the riff, let's just chat like girlfriends kind

Joanne Bolt:

of girl. I like listening to those podcasts the best. I also

Joanne Bolt:

like being on this podcast the best. You know, I've been asked

Joanne Bolt:

to be on podcasts before, and then they've sent me you know,

Joanne Bolt:

the 10 questions they want me to answer. And I'm like, no. Okay,

Joanne Bolt:

you're not the right podcast for me to be on. If you need me to

Joanne Bolt:

predefine all my answers. I'm out. Yeah, because I know, I'm

Joanne Bolt:

not gonna give your audience what they're looking for. You

Joanne Bolt:

know, I'm just not that structured in my responses. And

Joanne Bolt:

so, you know, for me, personally, I don't like the

Joanne Bolt:

structured ones. But you know, like I said, for some people, it

Joanne Bolt:

fits great. Yeah,

Janice Porter:

fair, very neutral answer.

Joanne Bolt:

I mean, and I'm not actually trying to be neutral.

Joanne Bolt:

It's gonna know I use honest truth. You know, like, there,

Joanne Bolt:

there is one that I love. And I will tell you, because I don't

Joanne Bolt:

mind saying it because he is a fantastic person. John Lee, do

Joanne Bolt:

you do most JLD entrepreneurs on fire? I think he's a fantastic

Joanne Bolt:

person. I don't enjoy listening to his podcast very often,

Joanne Bolt:

because he's very structured. He has questions he's going to act

Joanne Bolt:

like you know what you're getting with JL these podcast?

Joanne Bolt:

That? I mean, do I tune in occasionally? Sure. Is it one I

Joanne Bolt:

keep on my regular rotation? No, because it doesn't fit my

Joanne Bolt:

personality. But clearly, with the amount of podcast episodes

Joanne Bolt:

that you know, in downloads he has. He's meeting somebody's

Joanne Bolt:

personality. So those people are out there. Yeah, he

Janice Porter:

was one of the first and he he is has become

Janice Porter:

very successful.

Joanne Bolt:

Oh, yeah. You can't tell to get what he does. Yeah.

Joanne Bolt:

But

Janice Porter:

that was the one that came to mind for me in

Janice Porter:

that. But that's, I can, I can handle it with him. But again,

Janice Porter:

I'm like you not all the time. But there are people who I find

Janice Porter:

hide behind that. And they need to just realize that they could

Janice Porter:

do it themselves. They don't need to, you know, right. So and

Janice Porter:

yet I was on a podcast, actually, the other day this

Janice Porter:

woman had sent me she said 20 minutes. Here's the four

Janice Porter:

questions that I'm going to ask. And they were, they were four

Janice Porter:

questions that weren't the same for everybody. She tailored them

Janice Porter:

to me. But when she asked them to me, and when we spoke, she

Janice Porter:

managed to make it real and conversational, and it was

Janice Porter:

great. And she did a good job. So I

Joanne Bolt:

guess I think that's fine. You know, she has

Joanne Bolt:

that ability. But yeah, so Well, okay, let me let me specify the

Joanne Bolt:

ones I turned down are the ones that send me a list of

Joanne Bolt:

questions, and want me to fill the answers out and send it back

Joanne Bolt:

prior to the interview. Yep. Oh, my God. I'm not your person.

Joanne Bolt:

Yeah, I'm just not.

Janice Porter:

I totally agree. That's totally the same. So I

Janice Porter:

don't know why, but I'm struggling with some questions

Janice Porter:

for you this morning. And I think

Joanne Bolt:

it's too early.

Janice Porter:

Because you're, you're a podcaster. I don't

Janice Porter:

know. But what I want to ask you now is just to go off track for

Janice Porter:

a second and tell me what you do. I know what I want to say. I

Janice Porter:

wanted to say that from that conversation just now about not

Janice Porter:

liking those structured types of things. And yet I sense from

Janice Porter:

you, with our former conversations, that you're very

Janice Porter:

organized and structured in your business and in am, yeah, that

afternoon. That's when I'm at my most creative. But I do like to

podcast, you won't hear me reading a script, you'll you

know, I will have bullet points written out, like what do I want

to touch on? But I'm an off the cuff speaker. And so I know that

about me when it comes to interviewing and being on a

podcast, but when it comes to the details of the business, I'm

very structured.

show. I really do. I am a junkie for TV shows. Give me a good

Downton Abbey you know the Gilded Age, I will sit and binge

that sucker all day long. Or I'm hanging out with my kids, you

know, taking them to swim practice baseball practice.

Something like that. But honestly, if it's a Saturday

afternoon, I'm on the porch with a glass of wine in the evenings.

I like to cook I am I believe I will watch Food Network all day

Joanne Bolt:

long. And then DoorDash whatever I needed to make a recipe and

then go and I will spend hours in the kitchen cooking. I

lately I've been obsessed with Instagram chefs

cooking and whenever and every time yeah, great videos, I save

them and then I have to copy the recipe and I've been doing that

lately, which is kind of fun. Especially during the summer

because they were some great salads on there. And I love to

where I'm currently obsessed with butternut squash.

Joanne Bolt:

So my 13 year old has asked me to not have it in any meals

anytime soon because I finding ways to put in pasta or cream

sauces or salads or Yeah, I'm a butternut squash season.

funny because I had a recipe that came out me on

Instagram for butternut squash soup. And then this you'll have

to share it with me bro and this amazing sourdough bread grilled

cheese sandwich to go with it. Yes, please. So I went I went

all I've got to butternut squash this in the fridge and then we

had Thanksgiving here. It's Canada. Last Monday was

Thanksgiving here and I didn't get to the butternut squash

because we had the turkey dinner and everything else so and

made a ravioli filled Gouda squash the other

day and I'm proud to say myself it was

I say I like to cook I really enjoy from

scratch, start to finish all the things and probably for me,

that's one of the best things about what I do is you know, I

went into real estate thinking it was going to be so flexible.

And if you're not watching this podcast, I'm air quoting, so

flexible, much like many real estate agents do. And then you

realize it's not flexible at all. Because when you have to be

out with your clients or when they're not at work, yeah, which

means it's your evenings, it's your weekends, you know, and

Joanne Bolt:

then you're doing all the stuff that goes along with a contract.

Joanne Bolt:

And you're dealing with lenders and closing attorneys and title

Joanne Bolt:

attorneys and inspectors will they only work during the work

Joanne Bolt:

day so you are legitimately working at all times. And then

Joanne Bolt:

when I got into podcasting, I discovered oh my gosh, I really

Joanne Bolt:

can put an episode together, put the blog together, do the

Joanne Bolt:

freebie do all the things be done by 12 o'clock, and then go

Joanne Bolt:

spend my time in the kitchen if I want. So, for me, podcasting

Joanne Bolt:

opened up a whole new world of flexibility.

Janice Porter:

Nice. How do you feel about the fact that there

Janice Porter:

are so many podcasts now like it's just exploded. What would

Janice Porter:

you say? What do you say to people who you know, think they

Janice Porter:

want to start a podcast, and they have no idea like,

Joanne Bolt:

I would say, evaluate whether it's right for

Joanne Bolt:

you in your business, do not start a podcast thinking you're

Joanne Bolt:

going to be able to monetize a podcast. Unless you've got a

Joanne Bolt:

million followers on Instagram and your social media is just

Joanne Bolt:

begging, that's not going to happen for about five years.

Joanne Bolt:

What you do with a podcast is create a podcast to actually

Joanne Bolt:

sell into your business. And when you can marry the two of

Joanne Bolt:

those together, you've hit the sweet spot. But if you aren't

Joanne Bolt:

someone who can be consistent, you don't have topics you can

Joanne Bolt:

talk about a lot. And all you're going to do on a podcast is come

Joanne Bolt:

across with commission breath buy from me buy from me buy for

Joanne Bolt:

me, it's not the right avenue for you. Now, my opinion on

Joanne Bolt:

there being 8 million out there, I come out of a world of real

Joanne Bolt:

estate, girlfriend in Atlanta, you can pretty much throw a

Joanne Bolt:

tennis ball, it'll bop someone on the head, who's an agent

Joanne Bolt:

bounce off her head and hit three more on its way down. So I

Joanne Bolt:

come out of an industry that is oversaturated. And it really all

Joanne Bolt:

is about forming relationships, getting to know your ideal

Joanne Bolt:

customer, meeting them where they need you. It's the same

Joanne Bolt:

concept in podcasting, there are 20,000 podcasts that all talk

Joanne Bolt:

about marketing, or podcasting or email list or, you know, some

Joanne Bolt:

of the topics that I discussed, right. And here's the thing,

Joanne Bolt:

people are going to listen to five or six of them. And that's

Joanne Bolt:

okay, they'll take a tidbit from here, or tidbit from there a

Joanne Bolt:

tidbit from there. But if I'm the one that they find the most

Joanne Bolt:

value out of there, I'm the one that they think they know me the

Joanne Bolt:

best, I'm the one they enjoy the most. When it comes time for my

Joanne Bolt:

offer to drop, it could be the same offer that my competitor

Joanne Bolt:

has, they're still going to purchase from me. So I'm okay

Joanne Bolt:

with it. Okay, so

that's interesting. Let's just talk

Janice Porter:

about that for a second. So when it comes time for your offer to

drop, so in your podcast, let's say Do you drop once a week, by

the way, is, um, twice a week now? Twice a week? Okay. So do

you have like a, you know, a cycle of a few weeks, where

you're, you're going to talk about a product on your show,

and then it becomes available? What do you mean by that, when

you say I've

gotten very good at the podcast sales funnel, which

means if I look eight weeks out, and I know that I'm going to

open up, say, a new digital course or entry into my network

that I have formed, or, you know, we just finished doing

press record, which is a once a year bootcamp that I do for

people to learn how to create a podcast. Then, in the weeks

cycling up to that, I'm going to stick to my same format of

podcasts, I'm going to stick to my same content pillars that I

talked about, but there'll be a little bit more geared toward,

because I've decided, just actually decided probably

halfway through this year that it was time to step up with my

podcast and make something else happen and do some things a

little bit differently or try some different things. So for

2024 That's, that's the plan. But yeah, so learning what I can

from people like us been really good, and I really appreciate

Janice Porter:

it. And but but I never feel that I'm like commission breath,

Janice Porter:

but I don't think I use my platform as well as I could. And

Janice Porter:

so maybe that you know, how do you feel about be building your

Janice Porter:

audience were like, is there a strategic way to build your

Janice Porter:

audience? Absolutely.

Joanne Bolt:

You building your audience is all about care.

Joanne Bolt:

Creating visibility and credibility. And you know that

Joanne Bolt:

with the recoverability, here's all my abilities. But your

Joanne Bolt:

audience will naturally grow over time and you want to buffer

Joanne Bolt:

it, you want to help it along, much like you would your

Joanne Bolt:

toddlers naturally going to learn to walk, but you're going

Joanne Bolt:

to help them learn to a wall. The more you build your

Joanne Bolt:

credibility in the space of knowing your ish about your

Joanne Bolt:

industry, the more a the content you talk about gets easier and

Joanne Bolt:

easier and easier. When you're not all over the place. When you

Joanne Bolt:

really hone it in on teaching others or showcasing others in

Joanne Bolt:

your industry to your consumer, they'll start seeing you as the

Joanne Bolt:

goat the greatest of all times the one who has the answers

Joanne Bolt:

about XYZ. And as you build that credibility, they'll start

Joanne Bolt:

leaving the reviews, they'll start hopping into your email

Joanne Bolt:

list. And that's really where the money comes from, is your

Joanne Bolt:

your email list. It's really not the Podcast, the podcast is the

Joanne Bolt:

way for them to fall in love with you is your welcome that

Joanne Bolt:

into your world, then we bring them in with a lead magnet, or

Joanne Bolt:

we get them onto our you know, our email list. We nurture them

Joanne Bolt:

throughout that and a different and more magical way, and then

Joanne Bolt:

we sell to them. And that's when it becomes that easy. Yes, for

Joanne Bolt:

them. You know, like if they want to be coached about

Joanne Bolt:

referrals, if they want to build a referral business, they're

Joanne Bolt:

gonna go to Stacey brown Randall, they've been listening

Joanne Bolt:

to her because she talks all about referrals all the time,

Joanne Bolt:

right? You know, if they want to learn from you about LinkedIn

Joanne Bolt:

and using it to do referrals, you talk about it a lot. And so

Joanne Bolt:

when you put that offer out, it becomes very easy for you to

Joanne Bolt:

sell it because you've been credible. Here's the thing about

Joanne Bolt:

building that audience though. You know, if I'm sitting around

Joanne Bolt:

talking to someone in my business, about LinkedIn, and

Joanne Bolt:

referrals and things of that nature, it is very natural for

Joanne Bolt:

me to say, oh my god, you should listen to Janice's podcast and

Joanne Bolt:

share it with her. Right. And really, it's just about teaching

Joanne Bolt:

your audience to do that, to share you with their friends who

Joanne Bolt:

need a specific episode to hear. Yeah,

Janice Porter:

that's awesome. I love that. Yeah, you're full of

Janice Porter:

wisdom, full of good,

Joanne Bolt:

good, like these little bitty strategies.

Janice Porter:

I love it. I love that's, for me, those those are

Janice Porter:

the things that they're the gold nuggets, right that people leave

for my audit. And you

know, I think a lot of business owners and here's a

great tip for your audience, they get overwhelmed by how many

Joanne Bolt:

options they have. It's so simple. It's hard. I mean, I say

this all the time. It is so simple. It's hard. If you are

Joanne Bolt:

listening to a million podcasts, and they're given you a million

Joanne Bolt:

different strategies, just pick one. Pick one that aligns with

Joanne Bolt:

you the best that you think you can get behind that you think

Joanne Bolt:

you can master. Every skill set is a muscle that has to be honed

Joanne Bolt:

and toned. So get the one that you want to like try out for a

Joanne Bolt:

while see if you can make it work for you. And then and then

Joanne Bolt:

ignore the rest. Yeah, don't worry about 600 lead magnets,

Joanne Bolt:

you only need one to two that are really good for your

Joanne Bolt:

business. But heck, if you love producing one for every podcast,

Joanne Bolt:

you know a download, go for it if that's your jam, and that's

Joanne Bolt:

what you're good at. There's a zillion strategies, pick one or

Joanne Bolt:

two that you like and just hone them and

Janice Porter:

you and be truthful with yourself, you know

Janice Porter:

what works for you and what you like, and you're going to be

Janice Porter:

comfortable for you. So for sure. Well, coming to a close,

Janice Porter:

I'm going to ask you two questions. One is a two part

Janice Porter:

question. This is my my favorite word is curiosity. And the two

Janice Porter:

part question one, do you believe that curiosity is

Janice Porter:

innate? Or learned? And part two? What are you most curious

Janice Porter:

about today?

Joanne Bolt:

I believe that curiosity is innate. The part of

Joanne Bolt:

it that is learned is for you to figure out what you're actually

Joanne Bolt:

curious about. And what I'm curious about today is what is

Joanne Bolt:

stopping other people from taking their podcast to the next

Joanne Bolt:

level? Because for me, I think it's naturally XYZ, when I'm

Joanne Bolt:

learning from other people is there are a lot of other

Joanne Bolt:

roadblocks that I never even considered for them starting

Joanne Bolt:

one. So that's what I'm curious about today. And what I mean by

Joanne Bolt:

the the learning piece of curiosity is you may think

Joanne Bolt:

you're curious about something, but you may not actually be

Joanne Bolt:

learning what you're actually curious about. And then diving

Joanne Bolt:

deep into that, like, that's where the secret sauce is, I

Janice Porter:

think. Okay, awesome.

Joanne Bolt:

sorry. That's literally how my brain works. That's

okay. Um, do you are your kids curious?

Joanne Bolt:

I have one who's very curious and one who's very

black and white. That's just like, No, my black and white

kiddo is he's only curious if it interests him. If not, he's out.

Joanne Bolt:

Don't ask him questions. And the other one is my more creative

Joanne Bolt:

child. And so she's more like, oh, what? Well, you told me that

Joanne Bolt:

one plus one equals two. Hmm, why? Let's talk about that.

Joanne Bolt:

Let's dive into it. One plus one. I couldn't ever equal

Joanne Bolt:

three. And so my curious one that I've

Janice Porter:

got Same with me to two daughters, but same one

Janice Porter:

is one isn't. Okay, last question. Really just what would

Janice Porter:

you like to leave with my audience as your best business

Janice Porter:

tip or whatever comes to mind at the moment, my

best business tip is get it on record. Whatever

you're doing for your business, record it, put it on video, get

Joanne Bolt:

behind a microphone, you may hate seeing yourself on YouTube,

you may hate the sound of your voice. But at some point in your

business, you may need some of that, and you may need it to

come back to so get everything on record. That way when and if

Joanne Bolt:

you decide to start a YouTube channel, or an Instagram account

or a podcast, you've got material, and you're not feeling

so overwhelmed about things so every single day in your

business, get recorded somehow, and then figure out how to use
